Cowan Avenue closes off from King St. south to Springhurst Ave. to traffic from 9 AM to 4 PM on Saturday, June 3rd; so people can stroll the sidewalks and avenue for this annual Parkdale street sale of goods used, new, antique, vintage, household, yard, and whatchamacallits.

The King Street Pilot Study is about exploring bold, transformative ideas for how to redesign King Street in order to move people on transit more efficiently, improve placemaking and the public realm, and support business and economic prosperity.

At this public meeting, the City will be seeking feedback on a preferred pilot design that has been developed for the corridor.

PNLT is a non-profit organization that seeks to build a just, healthy, and inclusive neighbourhood. The PNLT acquires and manages land under the unique community ownership model of a community Land Trust (CLT), promoting long-term community benefits, affordability, and enabling democratic local planning.

At this event,  members will elect 9 new members of the board of directors, the decision making body of this community controlled organization.

City Planning is holding a Public Consultation to review the 6 Noble Street Development Application.

This application proposes a 14-storey mixed-use building comprised of commercial space located on portions of the first and second floors, 174 residential units, and two levels of underground parking.

On Tuesday, April 18 Parkdale community members met with developer Lifetime Developments to discuss proposed development at King and Dufferin north-east corner and south west corner.

The meeting was attended by Parkdale residents association members, Parkdale and Liberty Village residents, Councillor Gord Perks and MP Arif Virani.

After initial consultations the developer lowered the heights of both properties from 21 to 17 stories and from 19 to 14 stories, respectively.

The developer changed the proposed appearance of the buildings from all glass to a combination of brick and glass in consideration of heritage structure around the buildings.
They have also increased the setback of the buildings from the curbs, creating wider sidewalks, and adding pedestrian walkways on both sides.

The sites will not be developed simultaneously.

However, height and density are still major issues as these buildings are high-rises.

Residents made comments regarding making Parkdale urban design better, not simply looking to copy the height and density of surrounding buildings (Dufferin and Tyndall high-rises) which the developers are using as reference points for the developments.

Transit overcrowding and traffic congestion are serious issues that have not been thus properly addressed.

There is greater need for public parking, bicycle lanes and bicycle parking as well as two and three bedroom apartments.

The design of the structures needs to be approached holistically as it fits with a changing neighbourhood.

Many residents voiced concerns regarding affordable housing, an issue private developers do not have to address. MP Virani spoke briefly regarding federal funds for 10-year affordable housing plan.

Come to Sorauren Park (along Wabash Ave.) on Saturday between 10:00 AM and 2:00 PM to dispose of unwanted household items and safely dispose of harmful products. This is you chance to also donate your stuff to local schools and those in need.

Lifetime Developments, is proposing to develop 2-sites kitty-corner to each other at the intersection of Dufferin Street and King Street West. The City is holding a Community Consultation meeting where you can learn more about this application, ask questions and share your comments.

The proposed rezoning application is to permit two residential buildings at the intersection of King Street West and Dufferin Street.  The proposed development at 1182 King St. W. is 17-storeys (located on the north east corner site) and at 1221 King St. W. is 14-storeys (located just past the southwest corner – west of BMO bank building).  Both buildings would have commercial uses on the ground floor, 3 levels of underground parking. (This is a reduction from previous presented proposal which was 21 and 19 stories.)

The proposal is to erect and display one illuminated third party electronic ground sign, containing one sign face measuring 8.53 metres vertically by 17.07 metres horizontally and at an overall height of 22.86 metres above grade at the easterly portion of the property at 153 Dufferin Street adjacent to an existing warehouse building and directed towards the Gardiner Expressway. The single face on the sign is proposed to display electronic static images. Also contemplated is the removal of an existing third party roof sign at the subject premises and extending the expiration provisions for third party signs from 5 years to 10 years.

The feedback City Staff receive through this Community Consultation Session will help inform the staff report and recommendations, scheduled to be before PGMC on May 31^st.  Everyone is invited to attend and participate in shaping our neighbourhood.
